Without the land registry, there is no ownership!

Grunt’, also known as the land register, is a public book and register of real estate ownership rights and other rights that are required by law to be registered. It provides insight into the true state of real estate ownership – revealing who actually owns it.

The land registers are maintained by the land registry departments of the municipial courts in Bosnia and Herzegovina, and in addition to data on real estate, real rights over those real estates are entered in( ownership right, construction right, mortgage, judicial right, pledge right, long-time lease right, real loads) 

In the land register, you can find answers to all the questions related to the condition of the property you are interested in, as well as advice on how to resolve any problems.

If a person's property is not registered in the land register, the state does not recognize them as the owner of that property. Furthermore, it becomes impossible for the state to protect the person or know what they have at their disposal. Possession and ownership are two distinct terms that are often incorrectly identified as the same, which is a mistake. Ownership right is the legal entitlement to a specific thing, allowing the holder to dispose of it as they wish and exclude others, provided it doesn't infringe on the rights of others or legal restrictions.

Without registration in the land register, property cannot be disposed of or sold. The land register facilitates administrative tasks related to real estate for citizens, legal entities, state authorities, private companies, and other interested parties.

What is important to note is that the registered right of ownership of an apartment house or land raises your credit score. Banks will not enter into deals with those who have real estate only in possession but not in ownership also. We are aware that we live in a time where, without credit we can not afford to buy real estate, a car or start some business. 

Also, we need to mention that all land registry information in FBiH can be found on the internet through the land registry information system 'e-Grunt.

All the information is protected and will not be misused. This information is used by the police, notaries, lawyers, and all persons connected to land registry offices.
